Las Vegas (unincorporated Clark County + City of Las Vegas) has a wider price range. You can find entry-level homes in Spring Valley or North Las Vegas under $300,000, or luxury estates in Summerlin over $3M. The median hovers around $420,000.

Henderson runs slightly higher — median around $480,000 — because of its reputation, schools, and safety record. The premium is real, but so is what you're getting.

Bottom line: If budget is the top priority and you're comfortable doing your homework on neighborhoods, Las Vegas gives you more options. If you want to make one decision and know you're in a strong market, Henderson is worth the extra cost.
