What $400,000 Buys in Las Vegas Today

At $400,000, you're looking at:

  • A 3–4 bedroom, 2 bathroom home in most areas
  • 1,400–2,000 square feet depending on the neighborhood
  • Likely 1990s–2010s construction (some newer in North Las Vegas)
  • Pool — possible but not guaranteed; expect to pay $380K+ for pool + 3 bed

    3. Enterprise / Southwest Las Vegas

    Price range: $320,000 – $420,000

    The southwest valley sits right at the edge of your budget. You'll find 3/2 homes in the $340–$380K range, often in HOA communities with amenities. Good schools, family-friendly, and still below the Summerlin premium.

    4. Whitney / East Henderson

    The more affordable pocket of Henderson proper. Less prestigious than Anthem or Green Valley, but still carries Henderson's safety reputation and school quality — at Spring Valley prices.
